An Annual check for Your Home's Most Critical System.

The Majestic Annual Foundation Health Program is a professional preventative maintenance service designed to protect your most valuable investment. Once a year, a certified Majestic foundation specialist visits your property, conducts a comprehensive inspection of all foundation-related systems, and delivers a written Health Report telling you exactly what condition your foundation is in.

Think of it like an annual physical for your home. Most problems are invisible, hidden behind walls, under floors, or below ground. Our specialist knows exactly what to look for, where to look, and what it means when they find it.

Your Foundation Health Rating:

Green

All Clear. Foundation in excellent condition. Continue annual monitoring.

Amber

Minor item identified. No immediate action, we watch it next year.

Red

Needs attention. We provide a written repair recommendation and quote on the spot.

What We Inspect

■ Exterior Perimeter

  • Full walk of foundation perimeter: all four sides

  • New or widening cracks in foundation walls

  • Horizontal vs. vertical crack identification and severity rating

  • Soil settlement, erosion, or pulling away from foundation

  • Improper grading: ground sloping toward home

  • Drainage patterns: where water flows during rain

  • Window wells: condition, drainage, moisture

  • Utility penetrations: cracks around pipes and conduits

  • Visible efflorescence (white mineral deposits)

  • Previous repairs: are they holding?

■ Drainage & Water Management

  • Gutters and downspouts: proper direction of discharge

  • Downspout extensions: discharging far enough from foundation

  • Surface drainage: pooling near foundation

  • Sump pump operation and discharge (if applicable)

  • French drain or perimeter drain condition (if applicable)

  • Moisture staining on exterior foundation walls

  • Evidence of hydrostatic pressure against walls

  • Irrigation systems: proximity to foundation

  • Hardscaping: patios and driveways sloping toward home

■ Interior — Living Spaces

  • Doors and windows: sticking, binding, gaps

  • Drywall cracks: especially diagonal from corners

  • Ceiling cracks: pattern, direction, severity

  • Floor levelness: noticeable slopes or soft spots

  • Gaps between walls and ceiling or floor

  • Fireplace or chimney separation from home

  • Visible bowing or leaning of interior or exterior walls

  • New cracks since last inspection (year-over-year comparison)

  • Floors over crawl space: bounce or flex

  • Interior stair alignment

■ Basement / Crawl Space

  • Foundation wall cracks: horizontal, vertical, diagonal

  • Wall bowing or inward movement

  • Water intrusion evidence: staining, efflorescence, mold

  • Active moisture or standing water

  • Floor slab cracks or heaving

  • Structural beams: rot, insect damage, sagging

  • Support columns or posts: condition and plumb

  • Vapor barrier condition (crawl space)

  • Crawl space ventilation adequacy

  • Evidence of pests: wood-boring insects, rodent damage

  • Previously installed systems: are they performing?

  • Written Foundation Health Certificate

    A professionally formatted document stating your foundation's current condition, Green, Amber, or Red signed by your Majestic inspector. Keep it for your records and share it with buyers when you sell.

  • Full Inspection Checklist with Notes

    The complete checklist with inspector notes on every item reviewed, exterior perimeter, drainage, interior living spaces, and basement or crawl space.

  • Photo Documentation

    Digital photos of all items of note, whether they look excellent or show early signs of concern. A photo report is included with every inspection.

  • Repair Recommendations (if applicable)

    If our inspector finds anything that needs attention, you receive a clear written explanation and a written quote for repair. No pressure. No urgency tactics. Just the honest facts.

  • Annual Comparison Report (Year 2+)

    From your second inspection forward, we compare current findings to your prior year's report, catching small changes before they become significant issues.

Frequently Asked Questions

Do I have to be a past Majestic customer to enroll?

No. The Annual Foundation Health Program is available to any homeowner. Past Majestic customers receive priority scheduling and a preferred rate of $395. New customers are welcome at the same rate during our launch period.

How long does the inspection take?

Most residential inspections take between 45 minutes and 90 minutes depending on the size of the home, whether there is a basement or crawl space, and any areas of concern identified during the walkthrough. We will never rush.

What happens if the inspector finds something?

If our inspector identifies an issue, you receive a written description of what was found, what it means for your home, and a clear written quote for repair. There is absolutely no pressure to move forward. The inspection and recommendation are the service, what you do next is entirely up to you.

Will this void my existing warranty?

No. Annual inspections have no effect on any existing warranties. In fact, maintaining annual inspections can be beneficial if you ever need to make a warranty claim, as it documents ongoing care and monitoring of the structure.

Do I receive a copy of the report?

Yes, you receive a digital copy of your full Health Certificate, inspection checklist with notes, and any photos taken during the visit. We also keep a copy on file so we can compare year-over-year findings.

Can I cancel the program?

Yes. The Annual Foundation Health Program is a year-to-year service. There is no long-term contract. We will contact you approximately 11 months after your last inspection to schedule your next visit.

What if I want to schedule a repair after the inspection?

Scheduling a repair is simple, just let us know during the inspection or contact us afterward. Past inspection customers receive priority scheduling for any repair work we recommend.

Is this the same as a home inspection?

No. A general home inspector covers many systems at a surface level. Our Annual Foundation Health inspection is a deep, specialist-level examination of foundation-related systems only, conducted by a certified foundation specialist with years of experience diagnosing exactly these types of issues.
